If you let a property, the law requires every gas appliance and flue to be checked for safety every year by a Gas Safe registered engineer. The record you receive is commonly called a CP12 or Landlord Gas Safety Record. Here is what you need to know.
What is a CP12 / Landlord Gas Safety Certificate?
A Landlord Gas Safety Record (often called a CP12) is the document issued after an annual gas safety check on a rented property. It confirms that the gas appliances, fittings and flues the landlord is responsible for have been inspected and are safe to use.
What's checked?
- Gas appliances (boilers, cookers, fires) are safe and working correctly
- Gas is burning correctly with the right flame and no dangerous emissions
- Flues and chimneys are clearing the products of combustion safely
- Pipework and gas tightness
- Safety devices are functioning
Is it a legal requirement?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords in England and Wales must arrange an annual gas safety check, keep records, and give a copy to tenants — within 28 days of the check, and to new tenants before they move in. Checks must be carried out by a Gas Safe registered engineer.
Failing to comply can lead to significant fines and, in serious cases, prosecution — and, more importantly, it puts your tenants at risk.
How often and how much?
